Aviva is a collection of 68 family-oriented townhomes that bridge the gap between high-density urban living and the comfort of a traditional single-family residence. Situated in Langley’s vibrant Willoughby neighbourhood, the architectural language is defined by a contemporary aesthetic, utilizing durable materials like fibre cement siding to ensure longevity while maintaining a modern, clean-lined silhouette. The three-storey structures are strategically positioned to foster a sense of community, anchored by landscaped common areas and dedicated play spaces.
The interior programming prioritizes spatial efficiency and natural light across the 2, 3, and 4-bedroom floor plans. Ranging from 1,310 to nearly 2,000 square feet, each home is designed with an open-concept flow that caters to the evolving needs of young professionals and growing families. We integrated premium finishes, such as quartz surfaces and high-end stainless steel appliances, to elevate the daily experience. To address the desire for private sanctuary, we incorporated diverse outdoor typologies—including fenced yards, balconies, and expansive rooftop decks—providing residents with seamless indoor-outdoor connectivity.
Practicality remains at the core of the Aviva design, exemplified by the inclusion of integrated double garages and climate-ready upgrades like air conditioning. By focusing on "family-size" proportions and functional site planning, we have created a cohesive residential enclave that stands as a benchmark for modern, transit-connected living in the Latimer Heights area.
