Two slender residential rental towers in Vancouver's Fairview South neighborhood, designed to bring new rental homes and street-level life to an underused site

The brief

Our proposal at 1726 West 11th Avenue in the Fairview South

neighborhood, consists of two purpose-built residential rental towers.

Our goal is to transform and modernize this currently underutilized site

and help bolster the supply of rental housing options within the City of

Vancouver.

We propose to create a building that is at a scale that supports the

existing context of the neighborhood but also defines the framework for

the vision of growth and density defined in the Broadway plan. The

proposed development aligns with the Broadway plan’s suggested land

use, and height and seeks to maximize the allowable 6.8 FSR of

density on the site. The tower plate is smaller than the suggested size

defined in the Broadway plan and is a modest 5,710 SF plate – this

provides well-spaced, slender towers that support these City

objectives. Scale and sufficient tower separation are important

requirements for ensuring the livability of residential units. The 3-story

podium is designed using architectural elements that are at a scale that

is relatable to street-oriented human experiences. A thoughtful

selection of materials and colours brings warmth, rhythm, proportion,

and variety to the streetscape and Laneway.

The residential units are designed to meet the VBBL requirements,

each offering personal outdoor amenities and indoor storage space.

The proposed development also includes extensive shared indoor and

outdoor Amenity options. This project will provide many opportunities

for tenants to live, work, and play within this development.

JDC Group with Sightline Properties plans to build and operate this

project and is devoted to providing a quality rental building that will

enhance the urban character of the neighborhood, animate the

streetscapes, and bring people, activity, and safety to the neighborhood

with ‘eyes in the street’.
