The brief
Our proposal is for a Mixed-Use development consisting of a purpose-built 100% Residential Rental tower with a total building area of 22,115.60 Sq. M (238,050 SQ. FT.) and 20% of the residential unit area to be secured at below market affordable rents. Our proposal also includes a single storey Commercial space with a total area of 396.23 Sq. M (4,265 SQ. FT.) and overall density of 17.18 FSR.
We are proposing ground oriented commercial space accessed off of Joyce Street, 35 levels of 100% residential rental tower, with the residential entry vestibule from an entry courtyard also accessed off Joyce Street and level 37 rooftop Indoor/Outdoor Amenity for a total 38 storey tower. We’re also providing below grade parking, accessed off the municipal Lane, to facilitate car parking, bicycle storage and related Mechanical & Electrical spaces, and at grade loading and garbage/recycling, also serviced from the Lane and designed to meet all applicable Vancouver Bylaws.
