The Towers at Latimer Heights

Our architectural vision for The Towers was driven by a single core philosophy: creating high-density, vertical communities that enhance the visual character and livability of the surrounding landscape. By implementing two distinct heights of 34 and 26 storeys, we created a dynamic, tiered silhouette against the sky while managing the structural massing thoughtfully at the pedestrian level.

The towers utilize sleek concrete framing paired with high-performance, floor-to-ceiling glass facades. This advanced glazing not only meets rigorous environmental and energy standards but also creates a highly transparent aesthetic that maximizes natural light. The design is anchored by an elegant podium at the base, which seamlessly integrates 16 multi-level city townhomes, harmonizing high-rise density with the inviting warmth of street-level residential architecture.

Central to our design was the seamless integration of amenity spaces that encourage social connection and outdoor leisure. The Towers feature an unprecedented 75,000 square feet of private, multi-tier residential amenities engineered to behave like an urban resort:

Inside the nearly 500 residences—ranging from efficient studios and 1-, 2-, and 3-bedroom condominiums to spectacular crowning penthouses—the design shifts focus toward space optimization and visual expanse. Every layout is structured to capitalised on the geography, offering residents sweeping, unobstructed 180-degree panoramas that look out toward Mount Baker and the broader Lower Mainland.

The interiors are detailed with European-inspired fixtures, premium laminate flooring, and open-concept kitchens featuring quartz countertops and integrated gas appliances. Expansive balconies are attached to every unit, extending the private living space directly into the fresh air.

The Towers sit at the physical and cultural heart of Latimer Heights. Immediately at street level, residents step directly into Latimer Village—a European-style commercial core boasting a vibrant selection of boutique retail shops, cafes, and local restaurants.

Designed with deep connectivity in mind, the neighborhood is woven together by 17 acres of green space, manicured pathways, and a central wildlife pond. For effortless commuting, the site is positioned just minutes from Highway 1 and sits within walking distance of the Carvolth Transit Exchange, bridging the gap between peaceful suburban sanctuary and metropolitan convenience.
